Frequently asked questions

The questions we are asked daily, answered plainly and without spin — so you know what to expect before you start.

About the office

Where are you and when are you open?

We are in Madinah on Ali Bin Abi Talib Street, Al-Rawabi district. We are open every day in two sessions: 9am to 1pm and 4pm to 11pm. Phone and WhatsApp: 0538600037.

Do I need an appointment to visit?

Not required, but booking ensures the right person is free when you arrive — particularly for valuation and management enquiries, which take longer.

Do you speak English?

Yes, we serve clients in Arabic and English, and this site is available in both.

Buying and selling

What is the commission rate?

2.5% of the transaction value — the customary rate in the Saudi market — payable on actual completion, not at listing. It is agreed in writing in advance.

How long does selling take in Madinah?

A correctly priced property in an active district usually finds a buyer in 3 to 10 weeks. Overpricing can stretch that into months, which is why we start with a realistic valuation.

Do I pay anything before my property sells?

No. Valuation, photography, listing and follow-up carry no upfront fee. The exception is extra work such as renovation or preparation, quoted separately and only with your approval.

How do I verify a title deed before buying?

Check: the owner's name on the deed, that it is free of mortgages and restrictions, that the area matches the plan and reality, and the permitted use. We carry out this check for our clients before any deposit is paid.

Do you help with mortgage financing?

We explain the options, prepare the required documents and coordinate with the seller to meet lender requirements. The contract itself remains between you and your lender.

Renting and contracts

Do you register contracts on Ejar?

Yes. We register tenancy contracts on the Ejar platform, which gives the contract official standing and protects both parties.

Who carries maintenance costs?

Structural and major repairs fall to the owner, day-to-day operational maintenance to the tenant — and it is written explicitly into the contract to prevent disputes.

What documents are needed to rent?

Individuals: a valid ID or residence permit, and in some cases proof of income. Companies: the commercial registration and an authorisation for the signatory.

When is the deposit returned?

After vacating and inspection, with deductions limited to damage documented in the handover record. We state the return period explicitly in the contract.

Management and valuation

What do management fees cost?

Between 5% and 8% of rent collected, depending on unit count, property type and workload. A written proposal follows an inspection visit.

How does your valuation differ from an accredited one?

Ours is an indicative market valuation that helps you set an asking price or make a purchase decision. Valuations accepted by banks and courts require an appraiser accredited by the Saudi Authority for Accredited Valuers (Taqeem), and we refer you accordingly.

Will you manage just one unit?

Yes. We serve single-unit owners as well as owners of entire buildings; the service scales with the portfolio.
