Property Sales in Madinah

Marketing and selling land, apartments, villas and buildings at a fair price, faster

Property Sales in Madinah

Selling a property is not posting a listing and waiting for the phone to ring. The difference between a deal that closes in weeks and one that sits on the market for months comes down to the right price on day one, a presentation that shows the property honestly, and following up with every enquiry until the last reply. That is what Awtar Al-Nufooth does for every property we take on in Madinah.

We start with a site visit in the property's own district — Al-Rawabi, Shuran, Al-Aziziyah, Al-Difa or anywhere else — and benchmark the price against deals that actually closed nearby, not against inflated asking prices. Then we set a clear marketing plan and report back to you on how many people viewed your property and how many serious enquiries came in.

What the service includes

  • On-site visit and a written report on condition and selling points
  • Pricing based on real closed deals in the same district over the last 6 months
  • Professional interior and exterior photography plus a layout sketch
  • Listing across our channels and the wider Madinah broker network
  • Screening enquiries so only serious buyers reach you
  • Arranging and attending viewings on your behalf if you prefer
  • Negotiating price and terms through to an agreement you are happy with
  • Following the electronic title transfer through to handover

Frequently asked questions

How long does it take to sell a property in Madinah?

It depends on the type, price and district. Correctly priced apartments and land in active districts such as Al-Rawabi, Al-Aziziyah and Shuran usually find a buyer within 3 to 10 weeks. Overpriced properties can sit for months, which is why we always start with a realistic valuation.

What is the sales commission?

The standard commission in the Saudi market is 2.5% of the transaction value, payable only once the sale actually completes. Marketing, photography and viewings are included with no upfront fee, and everything is agreed in writing before we begin.

Do I pay anything before the property sells?

No. Valuation, photography, listing and follow-up require no advance payment in normal cases. The only exception is extra work you request — renovation, finishing or furnishing before listing — which is quoted separately and only starts with your written approval.

My property is in Madinah but I live elsewhere. Can you handle the whole sale?

Yes, and a large part of our work is exactly this. We handle viewings, photography and negotiation and send you updates by WhatsApp, while price and acceptance decisions stay entirely yours. The transfer can be completed through a legal power of attorney if you cannot attend.

Do you handle land and buildings, or only apartments?

All types: residential and commercial land, apartments, villas, floors, whole buildings and shops. Each has a different audience and a different way of being presented, and we treat each case on its own terms.
