Property Valuation in Madinah

A realistic market price for your property, based on actual deals in your district

Property Valuation in Madinah

Every owner's first question is: what is my property worth? The common answer — "the neighbour sold for this much" — misleads more than it helps, because the neighbour's price might have been a rushed sale, or a plot ten metres better positioned in a way that genuinely changes value.

Our valuation rests on three things: comparison with deals actually closed in the same area, a site visit recording condition, finish and age, and a reading of how demand in the district has moved in recent months. The result is a written report with a price range and a justification for every figure in it.

What the service includes

  • A site visit documented with photographs
  • Comparative analysis against real deals in the same area
  • Weighting for location, size, age and finish
  • A read on district price direction over 6–12 months
  • Expected rental yield for investment properties
  • A written, justified price range rather than a bare number
  • Practical recommendations to raise value before selling
  • A session to walk you through the report and answer questions

Frequently asked questions

How long does a valuation take?

The site visit takes one to two hours depending on the property size, and the written report normally reaches you within two to three working days. Urgent cases can be expedited by prior arrangement.

Is the valuation accepted by banks or courts?

Our report is an indicative market valuation that helps you decide on selling, buying or setting an asking price. Valuations accepted by lenders and courts require an appraiser accredited by the Saudi Authority for Accredited Valuers (Taqeem), and we refer you to one when that is what you need.

What does a valuation cost?

It depends on the property type, size and location. We quote precisely after a short call about the property, and if you then appoint us to sell it, the valuation fee is deducted from the commission.

Can I increase my property's value before selling?

Usually yes, and for less than you would expect. Fresh paint, fixing leaks, improving lighting and cleaning the façade can lift the achievable price by several times their cost. We give you a priority list ordered by return on spend.

Do you value raw land as well?

Yes. Land valuation differs from buildings: it depends on position within the plan, the width of surrounding streets, classification and permitted build ratio. We account for all of it.
