How to Price Your Property Without Losing Money or Waiting Months

A practical method for pricing a property before listing it, based on closed deals rather than asking prices, and why overpricing lengthens the sale and lowers the final figure.

The costliest mistake owners make is pricing a property on what they hope for rather than what the market pays. The irony is that overpricing does not only delay the sale — it usually ends in a lower final price than correct pricing would have achieved.

Why overpricing hurts

The first weeks on the market are the most valuable: that is when ready buyers who have been watching for months see your property. If the price is outside the credible range they scroll past, and your best opportunity is spent. Three months in, buyers start asking "why hasn't it sold? what's wrong with it?" — and time on market becomes a negotiating weapon against you.

Compare with deals, not listings

An asking price is a number someone wants; it can sit unchanged for a year without anyone paying it. A transaction price is what a real buyer paid and a real seller accepted. In the Saudi market the gap between the two can exceed 10%. Work from closed deals in the same area over the past six months.

Adjust for the differences

  • Area: compare price per square metre, then multiply by your own area.
  • Street width and corner position: both carry a measurable premium.
  • Building age: every year past the tenth brings maintenance closer, and that is discounted.
  • Finish and floor level: both move the price meaningfully.
  • Deed status: a clean deed raises the price because it lowers risk.

A simple test of your price

Two weeks after listing, read the numbers. Many views and almost no calls means the price is too high. Many calls but few viewings means the photos and description are the problem. Many viewings and no offers means the property's condition — or a small price gap — is the obstacle.

When to reduce

If a month passes with no serious offer, repeated small cuts are the worst approach: they signal hesitation and train buyers to wait for the next one. One clear, meaningful reduction beats five token ones.

The right price is not the highest number you can dream of. It is the highest number a ready buyer will pay within a timeframe you can accept.

Common questions on this topic

How do I find my property's real value?

By comparing it against deals actually closed in the same district within six months, adjusted for differences in area, age, position and finish — not against advertised asking prices.

Does overpricing really hurt?

Yes. It loses you the ready buyers in the critical first weeks, and a long listing period later becomes a negotiating argument against you, so you typically sell for less than you could have.
