Mortgage Basics in Saudi Arabia: What to Know Before You Apply
A plain guide to home financing in Saudi Arabia — down payment, income ratio, required documents, and the questions to ask before signing.
A mortgage stays with you for fifteen years or more, yet it is usually arranged in a single meeting. Understanding the basics beforehand makes you a party that negotiates rather than one that signs.
The down payment
Lenders require a down payment as a percentage of the property value, varying by lender, property type and whether it is the buyer's first home. The simple rule: the larger your down payment, the smaller the financed amount and the less you pay in total over the years.
Income deduction ratio
The lender calculates the monthly instalment as a proportion of your net income after existing obligations. Other commitments — a car loan, a credit card — reduce what you can borrow. If you plan to buy within a year, reducing existing obligations first measurably increases your capacity.
Term length
A longer term means a lower monthly instalment and a higher total paid; a shorter term the opposite. Practical rule: choose the shortest term at which the instalment remains comfortable with a safety margin — not the shortest term possible, which leaves you squeezed every month.
Documents usually required
- National ID.
- Salary certificate and bank statements for a defined period.
- Property details: title deed, plan and seller information.
- An accredited valuation, which the lender normally requires.
The accredited valuation
Lenders do not rely on the agreed price but on an accredited valuation of the property. If the valuation comes in below the sale price, you cover the difference in cash. That is why knowing the realistic market value before agreeing a price matters — an independent valuation beforehand pays for itself.
Questions to ask before signing
- What is the total amount I will repay over the full term?
- What are the early settlement terms, and are there fees?
- Is the instalment fixed for the term or variable?
- What insurance is required and what does it cost annually?
- What happens if a single instalment is late?
Before you start searching
Establish your financing ceiling first. Searching before you know it leads to falling for a property beyond reach, and then to rushed decisions to bridge the gap. Know the number, then search within it confidently.
Good financing is not the largest amount you can obtain. It is the largest amount you can comfortably repay in the worst year you might face.
Common questions on this topic
Do I need a valuation to get financing?
Yes. Lenders normally require an accredited valuation, and the financed amount is based on the valuation rather than on the agreed sale price.
What if the valuation is lower than the sale price?
The buyer usually covers the difference in cash, which is why knowing the realistic market value before agreeing a price is important.
