Preparing a Property for Photography: Two Hours That Change Everything

Preparing a Property for Photography: Two Hours That Change Everything

A practical checklist for preparing an apartment or villa before a marketing shoot, and how better images translate into a faster sale or let.

A buyer judges your property in the first two seconds of seeing the first image. That judgement decides whether they read on or scroll past. The good news is that improving the first image costs no budget — only two hours and an ordered list.

The day before the shoot

  • Remove personal items: family photographs, clothes, bathroom products, fridge magnets. A buyer needs to picture themselves living there, and personal items block that.
  • Reduce the furniture: a room with less in it looks larger. Move spare pieces out temporarily.
  • Clean the windows: clean glass doubles the light, and light is the single most important element in the photograph.
  • Fix the small things: a broken socket, a door that will not close, a dead bulb — all visible in photos and all suggesting general neglect.
  • Match the lighting: replace mismatched bulbs with one colour temperature. Inconsistent lighting ruins images regardless of the camera.

On the day

  • Shoot in daylight, ideally between 9am and 1pm when light is balanced.
  • Open every curtain and window.
  • Turn on all interior lighting, even in daytime — it fills the shadows.
  • Close toilet lids and remove used towels.
  • Wet the paving before shooting the façade and courtyard; it looks cleaner and more alive.

What to photograph

Everything, not just the attractive angles: façade, entrance, living room, every bedroom, kitchen, bathrooms, balcony, the view from the window, and the parking. A listing that hides a room raises the question "what is in there?" — and the question destroys trust.

Include a layout plan

A simple drawing showing room distribution and areas sharply reduces repeated questions and helps buyers picture the unit before viewing. Listings with a layout plan attract more serious viewings.

Add a short video

A 30–60 second walkthrough in a logical sequence — door, living room, bedrooms — conveys a sense of space that photographs cannot. It is also what travels furthest on social platforms.

Two hours of preparation can double the number of enquiries on your listing. There is no cheaper marketing investment available.

Common questions on this topic

Is professional photography worth paying for?

Yes. Listings with professional images receive substantially more engagement, and the cost is usually a small fraction of the price difference a better presentation achieves.

How many photos should a property listing have?

Between 12 and 25, covering every part of the unit. Too few raises suspicion; dozens of repetitive angles simply dilute attention.
